75-ACRE NEO-TRADITIONAL, MIXED-USE COMMUNITY TO BE A CATALYST TO ADJACENT DOWNTOWN POWDER SPRINGS’ REVITALIZATION EFFORTS
Comfortable, neighborhood, live-work-play under way for Sweetwater Landing Community
ATLANTA (November 9, 2005) – A 75-acre vacant tract that borders downtown Powder Springs is being transformed into a neo-traditional community, with extensive green space, walking trails, sidewalks leading to inviting commercial office space and retail, and stately single-family houses, according to developer Priske-Jones Southeast. Construction on the neighborhood began in October, with the first homes opening in Summer 2006.
The City of Powder Springs and Priske-Jones formed a partnership in the planning process to create a true live-work-play community. Zoning for the project, to be called Sweetwater Landing, was approved by the City Council September 2004. Land disturbance permits also have been approved.
Mayor Pat Vaughn said the project could become a strong example of the direction of development efforts in Powder Springs. In 1996, the city adopted a Community Enhancement Master Plan, which includes the recently completed $1.9 million effort to improve the downtown area and an enhancement of Marietta Street, the historic main street of the community. Sweetwater Landing also is a solid fit for Powder Springs’ Livable Centers Initiative Program, which involves public and private sector initiatives that, taken collectively, will help Powder Springs revitalize and renew its historic town center.
“We have just redone our downtown area, and just completed our new streetscape project. We hope our downtown would become a live-work-play environment, and I think that Priske-Jones will add to that,” Vaughn says.
Located at the intersection of Powder Springs-Dallas Road and C.H. James Parkway, this mixed-use community will be accessible from Brownsville Road and C.H. James Parkway. Sweetwater Landing will have a neighborhood feel, with wide sidewalks on both sides of the road, and a pool, tennis courts, and clubhouse located along C.H. James Parkway.
Also, in collaboration with the City of Powder Springs, Priske-Jones is pleased to announce plans to build a bridge that will provide continuous access from C.H. James Parkway to Brownsville Road, which will greatly enhance traffic flow. The city of Powder Springs was particularly interested in adding that transportation connection, between these two major thoroughfares bordering downtown. Additionally, sidewalks along Sweetwater Landing will lead to downtown to enhance the pedestrian experience.
Plans for Sweetwater Landing include 124 single-family homes, with sizes ranging from 1800- to more than 2000-square feet. Purchase prices for these charming homes will range from the mid-200s, says Jim Knight of Priske-Jones. Many of the homes will have alleyway access for cars, a design that adds to the attractiveness of the homes. Sweetwater Landing will also feature a retail village and business park incorporated into the community.
“We have enjoyed working with Priske-Jones in developing this exciting project, and we look forward to unveiling this new pedestrian-friendly neighborhood to the community of Powder Springs,” Vaughn said.
